Newbury police station building Refurbishment and replacement of Windows

Newbury Police Station

Project

Refurbishment and replacement of Windows

Timescale
14 weeks
Value
£380,000
Location
Newbury, Berkshire
CLIENT REQUIREMENTS
Working with Thames Valley Police, we were employed to work on Newbury Police Station.

The building is a fully operational police station which remained in use throughout the works. The Magistrates Court and Probation Services offices share the same site and are located immediately next to the Police Station and are also frequented by the general public as well as staff
SCOPE OF WORK
The works included removal of all existing windows on all 3 floors of the building.

We had to carefully remove and dispose of the metal and timber framed windows.

After the removal we had to make good the structural opening of all the windows, as well as ensuring that any plaster work and decoration internally was repaired.

New bespoke windows were fitted to ensure that they were more energy efficient.
HOW WE HELPED
Working to a tight schedule we had to ensure we programmed the fitting of each window carefully. As the Police Station was ‘live’ our programme played a pivotal part in where on the building we could work, so there was no interference with the day to day works of the police.

The nature of this work, security was high, CW Duke managed this area effectively to ensure the client wasn’t at risk.
THE RESULTS
Working to our agreed schedule, we handed over the project on time. This programme also ensured that none of our work interrupted the important operational work within the police station.

The Windows have made a big impact on the look of the building. They will also result in a reduction of the energy demand of the building.

COLEFORD POLICE STATION

Project

Refurbishment and Fit-Out

Timescale
12 weeks
Value
£205,000
Location
Coleford, Forest of Dean
CLIENT REQUIREMENTS
Coleford police station is now the only police station in the Forest of Dean following the closure of several others. As it represents a large area, maximising the use of space is key and this project was designed with that in mind. The client wanted to convert the old existing magistrates court into usable spaces which included a multi-space office, locker facilities, several interview rooms and a new reception area.
SCOPE OF WORK
Full project management from tender to completion. The works included strip out of all the old magistrate courts fixtures and fittings, including asbestos removal works.

Refurbishment included installation of a floor to the old number one courtroom, full redecoration of the complete building internally and externally, the creation of a new reception area including high class joinery and aluminium hatch. New toilet facilities and separate shower rooms were added, as well as a new open plan area to form a multi use office and the conversion of existing offices to form interview rooms

Bright new locker rooms were added and new flooring and lighting throughout completed the works
HOW WE HELPED
The police station remained occupied throughout the duration of the project so we worked closely with the project team to ensure that there was minimal disruption, allowing the station to continue functioning as usual.

Towards the end of the project, additional decorating works were added on to the rest of the building so we worked around the building occupants to deliver this on time and within an extremely tight budget.
THE RESULTS
The building now looks and feels like a police station with lots of functional space and designated areas, rather than a mix of police and magistrates rooms. The entrance is welcoming to the local community and occupants are thrilled with their new locker rooms, large meeting rooms and interview rooms.

REFURBISHMENT/FIT OUT
In this project, our team transformed what once was the Woodward Community Centre into an education centre. The building is now known as St Matthias Park Pupil Referral Unit. After a competitive tender process with Bristol City Council we were appointed to carry out the extensive internal and external reconfiguration and alteration works to two buildings. One of the buildings is an older property and here we firstly stripped out all existing ceilings and floor coverings. We also undertook some internal demolition to prepare for the new layout. We then replaced the ceilings and flooring and also installed all new lighting, CCTV and fire alarm systems. Our team then installed extensive amounts of partitioning and new doors to create the new internal layout. This led to the creation of staff offices, classrooms, a kitchen and dining area, internal corridors, a large sports hall and new changing facilities.

The second building is a modern annex and here we stripped out existing fixtures and fittings a long with ceilings, flooring and lighting. As with the first building, we then installed new ceilings, flooring and lighting and also new partitioning, CCTV and fire alarm systems. The new area we have created now consists of three new teaching areas for cookery and design and technology, new toilet and wash areas and new internal corridors.

Across both buildings we also installed new windows, relocated much of the kitchen equipment and also undertook external resurfacing and replaced entrance gates and fencing. The ultimate result of this project is a functional, fully equipped education centre that can cater for the needs of all the pupils and staff.
COST MANAGEMENT
Our client had a set budget with which to complete these works. Our commercial team worked in partnership with the Council's property management team to ensure that costs were monitored on a weekly basis so that the project remained within budget.
PROJECT MANAGEMENT
We assumed a lead role in the management and organisation of the project. Our dedicated Contracts Manager and Site Manager took full control of the site and kept in contact with the relevant people at all times. Our client has since commented that having one point of contact throughout the work made a significant impact on the smooth running of the project.
WORKING IN LIVE ENVIRONMENTS
During the latter stages of the project the school was open and functional. We have extensive experience in conducting these types of work in live school environments. Our team worked in partnership with the school to manage the phased programme of works to ensure that the school and the learning experience of pupils was not hindered in any way.
DIRECTLY EMPLOYED TRADES PEOPLE
We utilised a number of directly employed trades people on this project. This ensured high standards and allowed us to adopt a flexible approach to the overall management of the scheme.

REFURBISHMENT/FIT OUT

Having completed a number of previous projects for Somerset County Council, our team was ideally placed to undertake this commercial refurbishment. Bridgwater House in Bridgwater is mainly occupied by Sedgemoor District Council. We were appointed by Somerset County Council to refurbish office space on the first floor and part of the ground floor so that they could take occupancy. The works consisted of a full internal strip out and some demolition. We then fully refurbished the area. Our team reconfigured the layout and created new meeting rooms, tea points and breakout areas. We are also replaced the lighting, flooring and re-decorated all areas. The result is a clean, modern and functional office and meeting space that will provide Somerset County Council with a presence in Bridgwater.

PROGRAMME MANAGEMENT
From the outset our client had a solid deadline for the completion of these works. Our dedicated team of trades people, site manager and contracts manager worked in partnership with the Project Manager and other relevant people within Somerset County Council to create a robust programme to ensure that the project was completed on time and ready for use when required.
WORKING IN LIVE ENVIRONMENTS
The occupied areas of Bridgwater House had to remain open during the works. Our experienced team worked closely with the relevant people from the occupiers, Sedgemoor District Council, to ensure that the building remained operational and that disruption was kept to an absolute minimum.
VALUE FOR MONEY
Value and quality is at the heart of what we do. On this project, the UHB had a set budget but did not want to compromise on quality. We followed their philosophy and worked closely with them and our suppliers to obtain the best price for the quality that our client required and for the excellent level of service we provided.
DIRECTLY EMPLOYED TRADES PEOPLE
We utilised a number of directly employed trades people on this project. This ensured high standards and allowed us to adopt a flexible approach to the overall management of the scheme.

REFURBISHMENT/FIT OUT
The project consisted of the full strip out and refurbishment of Southmead Police Station's reception and front office area. The full refurbishment included new reception desk, new flooring, new ceiling grids, new lighting and new doors. The front office area was re-designed and we built new offices by installing new partitions and doors. We also replaced the existing front entrance door with a new modern automatic door.
PROJECT MANAGEMENT
We worked closely with the project management team from South West One and the front office staff to ensure the management of the project was accurate and efficient. We took a lead role from the point we were appointed to completion in the organisation of the project. Our dedicated contracts manager and site manager took full control of the site and kept direct liason with the relevant people at all times. Our client commented that having one point of contact throughout the work made a significant impact on the project being delivered on time and on budget.
WORKING IN LIVE ENVIRONMENTS

The police station had to remain open whilst the works were completed. We first isolated the work area and created a self contained area which was blocked off from the rest of the station. We then supplied temporary cabins to house the front office staff and reception area. A temporary DDA compliant public entrance was also provided. We constantly liased with the front office staff to make sure they were happy with arrangements and that the efficiency of such a key part of the station was continued.

DIRECTLY EMPLOYED TRADES PEOPLE
We used a number of our directly employed labour force ensuring high levels of project and work force management.
