​CLIENT REQUIREMENTS

Continuing on as part of CW Duke’s ongoing framework with Santander, we completed a full refurbishment of their Exmouth branch in Devon.

Santander launched their “Smart Red” programme back in May 2017 and this is one of the latest branches we have completed.

This branch also wanted to revive the ‘staff’ area’s and ensure their welfare was considered

HOW WE HELPED

We took a full project lead on this Fit-Out, weekly management visits to site and fortnightly client progress meetings ensured that we took control.

Due to the bank being ‘live’ and operational for the first couple of weeks and at the end of the projects programme, our onsite and management team had to ensure that works were completed on time and any works that were needed during these periods were kept to a low disruption and out of hours.

The nature of this work, security was high, CW Duke managed this area effectively to ensure the client wasn’t at risk, other areas in our control included the IT install.  

THE RESULTS

In just 54 days CW Duke handed back a fully refurbished branch to the branch manager and Santander team.

The entrance is bright and welcoming and the whole branch has been uplifted with the transformation.

We yet again handed over on time.

​Client Requirements

CW Duke were appointed to renovate and refurbish a dated 1 bedroom flat in the center of Bath.

This flat had very basic facilities and no heating. Curo were looking for a modern, energy efficient flat for their tenants. 

The works had to be turned around within a relatively short period. 

Scope of Works

The works included an extensive strip back of the exisiting structure including removing the floors. 

We installed the following to the flat: 

* New Combination Gas fired boiler to supply both hot water and central heating

* Electrics throughout the property were replaced

* New flooring in the entire flat which included sound deadening quilts

* New modern kitchen and bathroom

* Complete decoration throughout

* New soft flooring finish installed

How we helped

Our onsite team had to take special car and attention when it came to construction, due to the rest of the building being occupied. We worked closely with the Curo team to ensure all residents were kept informed throughout the process and kept site disruption to a minimum at all times. 

Along with the internal renovation, CW Duke also cleared and refreshed the garden for the whole building to use; this was particularly challenging as the property is landlocked on all sides by privately owned buildings. 

The Results

We handed over a bright, modern and refreshed flat, giving the new tenant a fantastic living space. 

With the new heating and hot water system not only had this now modernised the property but it has ensured the new tenant will have efficient fuel bills going forward. 

CW Duke were pleased to had this project over a week early due to our site team organisation.

A leading healthcare provider across the UK and Ireland knew they wanted a full refurbishment of their office based in Newbury, Berkshire. 

Having originally been constructed in 2000 the 'L' shaped office block spread over 3 storeys was in need of bringing back up to date with this extensive refurbishment. 

With 50% of the block in occupancy CW Duke were required to ensure all adjoining offices could continue to function as normal. 

Scope of Work 

Project management, of full removal of all fixtures, fittings, including carpets and ceilings (All to be replaced with new)

How we helped

Working very closely with the full project team we ensured we were achieving the office the client had visualised at the beginning of the project./p>

Due to the adjoining offices being fully occupied we had to ensure that noise, disruption and construction traffic was under full control, and always to a minimum throughout the project. 

With extensive Mechanical Service required CW Duke ensured that our communication, time frames and results were communicated with both the client and the specialist M&E consultant

The Results

On hand over of this project the results were amazing, delivering the client a bright, clean, open plan office suite.

Refurbishment internally and externally of a single storey teaching block constructed circa 1968.

Creating 4 new Science Labs and 2 teaching classrooms to the Middle School.

Cheltenham College Preparatory School wanted to upgrade this teaching block and ensure it advanced the education of the pupils. 

SCOPE OF WORK

Externally:

Replace the timber framed curtain walling with PPC aluminium walling, including the windows and doors.

Excavating and installing new foul drainage system.

Along with fitting a new singly ply warm roof covering.

Internally:

Extensive M&E services replaced and supplies upgraded.

Full refurbishment of classrooms and laboratories.

HOW WE HELPED

Providing full project management we were able to ensure that the project ran to time during the short summer recess and was handed over on the date our client wanted.

With the M&E services being critical to the laboratories we worked with a specialist in this field to ensure the technology used was the best and most efficient for the College.

We also worked closely with the Audio Visual department to facilitate the enabling works for the schools projectors and smart screens. 

THE RESULTS

A modern, light and functional learning environment.

Large windows allowing lots of natural light in, but with energy efficient glazing to bring down the solar gains within the classroom. 

An efficient and upgraded laboratory.

The building is now benefiting from extremely low thermal values, as a result of the newly installed warm roof system, glazing and heating system

Client Requirements

The internal improvement and refurbishment at two occupied sheltered housing schemes in Bristol. The project included the full refurbishment of communal areas, including all corridors, laundry rooms, entrance and kitchens. 

All new M&E was installed as well as soft flooring throughout. At Abraham Fry, we also fully plastered the ceilings and walls to encapsulate old asbestos. 

Externally we resurfaced paths and the car parks, carried out external decorations (including soffits, fascias and guttering)

Abraham Fry House comprises of 48 apartments and Hawthorn Gardens 40, the residents were in occupancy for the duration of the project so our care and consideration of the and their needs was imperative. 

Scope of Work

To undertake internal improvement & full refurbishment of the communal areas and facilities, which included; the main lounge, corridors, stairwells, guest rooms & en-suite, scooter store , communal wc's and external decoration. The communal areas to the sheltered schemes are formed at various floor levels. 

How we helped

Due to this being an occupied sheltered housing scheme our main priority had to be communication with the residents and staff about what we were doing and when. Taking part in 'coffee morning' meetings allowed us to keep an open channel of communication at all times. 

Sticking to a strict schedule which was agreed by the whole of the on-site team and the client allowed the occupants and staff carry on with their day to day requirements. 

The building is situated in a residential area so great care was taken to avoid disturbing the local residents where ever possible, including effective management of site traffic and deliveries throughout. 

The Results

A complete transformation of the building inside and out within challenging timescales. Internally the communal areas have been given a new lease of life and allow the scheme to run more effectively on a day to day basis. 

Minimal snagging required on both sites due to the high workmanship and management on site. 

Lighting has now become more energy efficient and economical for the homes.

Client Requirements

To transform the interior of the tired 1950s building, to provide an open and welcoming, vibrant community hub, with better, up-to-date facilities. The construction of a permanent worship area within the building as well as the creation of play areas and a more regular café and meeting space.

Scope of Work

The internal alterations and refurbishment work to the main sacred space was carried out in two phases. Works included resealing the existing parquet flooring, new vaulted ceilings to the hospitality area, decorations and the installation of a full height folding door screen to divide the areas. The construction of new 29m2 Prayer Chapel extension away from the sacred space to provide a light and vibrant space for meetings and worship. New external windows and doors were installed and the existing building was also clad in an Alumasc insulated coloured render system. New skylights and Velux windows were installed along with new fascias and rainwater goods.  

How We Helped

Although the project was carried out to a tight timescale, the church remained operational throughout the refurbishment works with detailed coordination maintaining access for church users as well as minimising potential disruption. The building is situated in a residential area so great care was taken to avoid disturbing the local residents wherever possible, including effective management of site traffic and deliveries throughout the project.

The Results

The building has a modern, brighter, welcoming feel, with renovated common areas and a lovely entrance area and café as well as a new car park & new external footpaths providing safe access to the building. The Church are now able to build on their current activities for young families, the elderly and isolated and others who need a place to meet. The project was completed on time & within budget which also included the Client's variation requirements throughout the contract.

To refresh the South Wing Residencies, Clifton Hill House, a four storey 1960s student accommodation block in the heart of residential Clifton. 

Scope of Work

Project management of the external refurbishment of the entire building, including full window replacement, and new external cladding installation. Building repairs including new soffit/fascia, rainwater goods and flat roof replacement works to the link bridge. Roof and chimney repairs were also carried out to the South Wing building. The installation of a lightning protection system to the building and the overhaul and decoration of the existing garages as well as provision for mechanical extraction to the bathroom/shower areas. 

How We Helped

The adjacent areas of Clifton Hill House and the surrounding grounds were in use throughout the duration of the contract period with safe access/egress provided to surrounding areas and buildings. The building is situated in a residential area so great care was taken to avoid disturbing the local residents wherever possible, including effective management of site traffic and deliveries throughout the project period.

The Results

The building now has a brighter, more modern feel, with the new window installation giving a brighter outlook to the bedroom and common areas. The project was completed within the University’s busy summer period and handed over on time & budget.

To fully refurbish the main lecture theatre & 11 teaching rooms along with all associated corridors and staircases within the building. To install new window blinds and teaching boards to the Mott, Tyndall & Frank lecture theatres within the Physics building, along with decorations to specified areas. To create bright, modern, suitable lecture theatres and surrounding working areas for students, lecturers and all other building users within an 11-week period. 

Scope of Work

Project management, full strip-out of the existing lecture theatres, the removal of existing & installation of new suspended ceilings, new electrical installations, data cabling and fire alarm works. New soft and hard finish flooring was fitted throughout, along with blinds to all rooms and new seating in the lecture theatre in St Michaels Hill. All rooms were fully decorated.

How We Helped

The project was carried out to a very tight timescale during the summer holidays, with the Physics building remaining operational to University staff throughout. It was key that we worked closely with the client’s team to ensure that the works had no disruptive effect on the users of the building. Both sites had their own issues when it came to the disposal of waste and the delivery of materials. This was overcome with a well-planned and programmed system of communication between our team and the client’s staff based within the university FM teams.

The Results

A brighter & fresher feel to the building where both staff and students now have access to new state of the art learning facilities and the lecture theatre now has seating for approximately 300 people. The three lecture theatres within the physics building have all had new learning boards installed, providing a significant improvement to the teaching process. The whole project was handed back on time & within budget ready for the start of the academic year.

To refresh the entrance and box office area to the Watershed, a cultural cinema and digital creativity centre located on the Harbourside in Bristol City Centre. To creating a light, airy and welcoming space for all the building users, improving the arrival area and ability for staff to interact with customers. To create a dedicated display storage area.

Scope of Work

The works included the removal of the existing reception area and box office with the construction of a new box office area and purpose made reception counter including display units and an under-stairs storage area. Project management, full strip-out works including M&E. New M&E installations and general refurbishment works. The installation of a purpose made reception counter with bespoke bronze fittings, new underfloor heating system to the rear box area and new bespoke light fittings to the reception area. 

How We Helped

Full access was maintained to the main entrance throughout the project. Potential disruption to staff and members of the public was kept to a minimum.

The Results

The reception area now has a brighter, fresher more modern feel, with a smart and inviting entrance and box office area that meets the needs of the client and building users. The project was completed on programme & handed over on time & within budget.

Client Requirements

As part of the Georgian Property Framework that we have been part of for a number of years, we were appointed to undertake extensive refurbishment works to this grade one listed building on the Paragon in the Walcot area of Bath City Centre.  

Scope of Work

The project was undertaken and completed to a ground floor flat over a six week period. The work consisted of a total strip out of existing fixture’s and fittings. Our team then installed a complete new kitchen and bathroom, we installed new electric storage heaters as well as undertaking electrical upgrade works. The flat was then completely redecorated and new soft flooring installed. All the works were undertaken as to preserve the interior and exterior period features of the property.

How We Helped

The rest of the building remained occupied, with a further four other flats within this terraced property. We worked closely with Curo to ensure that we completed the project with minimum impact to the surrounding buildings and the residents in the four adjacent flats, keeping them informed on our progress at all times.

The Results

The flat now has a lovely bright and welcoming feel to it, with a beautiful integrated kitchen and large bathroom. Curo are now able to rent it out immediately and add it back into their working portfolio of properties available in the Bath area,
