Refurbishment/Fit Out

​Due to our city centre location and previous working relationship with Edmond Shipway, it was only natural that they contacted us to competitively tender this exciting project in the heart of Bristol City Centre.  We were then appointed based on our economically advantageous tender and our technical understanding of the project. 

The works consisted of the entire refurbishment of a four storey building to form commercial office accommodation.  Our team performed minor internal demolitions including HVAC and M&E services.  We then moved on to undertake fit out works to office, communal, reception, roof and toilet areas comprising new windows, flooring, wall and ceiling finishes.  Also, we installed new M&E services inclusive of small power and distribution, fire alarm system, intruder alarm/CCTV, HVAC (VRF system) and data including Wi-Fi.  Finally, we completed alterations and remodelling to the entrance area to the building, including installation of 5m high wrought steel gates. 

The result is an amazing interior fit out, creating a new, contemporary and original building in the heart of Bristol City Centre.

Programme and Project Management

From the outset our client, Verve Properties, had a deadline for the completion of the works.  Throughout the project, a number of variations and extras were added to the overall specification.  Our dedicated team of trades people, sub contractors, site manager and contracts manager worked in partnership with the relevant stakeholders to adapt the programme to ensure that the project was still completed on time and the building was ready for letting when required.

​CLIENT REQUIREMENTS

Working with a large out-of-town shopping centre, they required a trusted contractor to carry out a full refurbishment of their Balustrades.

With a mixture of retail outlets and restaurants they required a contractor to work out of hours so that these thriving businesses could remain open and have ‘Business as normal’

Upgrade existing glazed hand railing systems by developing an initial design and installing a 1.6m high ‘frame less’ system involving the introduction of a new structural support system incorporating floor finishes and any specific access requirements.

SCOPE OF WORK

Our main requirements for this project were;

A complete replacement of the glazed perimeter guarding to specific areas of the shopping centres upper level and the upper mezzanine level.

Fixing of glazing, securing of glazing, handrails and interfaces with finishes, in accordance with specified BS and Eurocode loading requirements.

HOW WE HELPED 

Working out of trading hours our team were on site between 8pm and 7am. This was to ensure that our clients were able to proceed as ‘business as normal’

Providing full project management we were able to ensure that the project ran to time.

Works were designed and programmed by fully cooperating with the mall and its retailer clients, this required us to set phasing deadlines to avoid busy seasonal periods to minimise trading impact. All access

requirements had to be robustly designed to ensure they were adequate for the needs of the operation but also with the consideration of reduced impact within the retailers trading space below.

THE RESULTS

Completing this essential work within tricky working conditions we were pleased to have completed it with minimal disruption to our clients.

Working to a detailed programme we handed the project over on time.

A striking but subtle new glazed balustrade system offering an enhanced level of safety for the mall and its customers.

CLIENT REQUIREMENTS

Working with Knight Frank as part of the upgrade and refurbishment of Mermaid Quay in Cardiff, CW Duke were employed to complete two scopes of work:

1. Demolition of redundant Cafe builiding

2. Replacement of glazing and remedial works to facade of resturant

SCOPE OF WORKS

Within two separate projects we were required to: 

1. Safely demolish on 'island' cafe building in the middle of the precinct

Setting up a secure cordon

Tracing and isolating live services

Systematically demolishing the building

Relaying a new surface on the old footprint

2. Upgrading the facade to the main precinct entrance: 

Removal of existing glass canopy

Replacement glazing

Revitalise curtain wall framework

HOW WE HELPED

Working to tight timescales on both projects to ensure minimal disruption to thriving businesses around the Quay.

Communicate effectively with the client, especially due to adverse weather causing issues with safely working at height. Coordination and communication to ensure safety was upheld was paramount

Ensuring that all works were carried out with no disruption to the other business on the quay, and more importantly not effecting the general public’s use of the Quay.

 

THE RESULTS

The Quay now has a lot more space within the main public areas which the client was trying to achieve.

The façade to the restaurant is now clean, bright and weather proof to welcome all of its customers.

Even with the difficulty on this site we handed over within the time frames agreed with the client.

​CLIENT REQUIREMENTS

As part of CW Duke's ongoing framework with Santander, we completed a full refurbishment of their Penzance branch in Cornwall. 

The 'Smart Red' project is to establish a universal look and feel to all Santander branches nationwide. 

The brand of Santander is vital to this corporate bank and their branches showing this brand is at the forefront of what they want to achieve. 

SCOPE OF WORK

The works included:

* 3 private interview rooms with glazed partitioning

* new cashier counters

* installation of new DATM's, 2 internal were within a new secure ATM room built to Santander security specification

* form new digital media and waiting zones (can be seen in picture below)

* refurbish the staff room and WC's

* reconfigure the existing staircase, realinging to create space

* M&E works to include; data cabling, security, and CCTV and Lighting

* Decoration, flooring and furniture renewed throughout the branch

HOW WE HELPED

Our onsite team were required to work to a tight schedule and ensure all works were completed on time, this was mainly due to the branch being operational during periods of the refurbishment. When it was operational our team had to work out of hours. 

Our management team met with the core project team on a weekly basis and with the client at least fortnightly. 

During this project we also completed the external roof repairs and clearance to protect the internal fit out. 

THE RESULTS

Below is an example of how the branch used to look with the old branding (Grey and Red) and on the right how we handed it over with the full 'Smart Red' brand out in force. 

This branch went through some significant changes to ensure it was on brand, but also to ensure that the customer experience was improved when they entered the branch. 

This project achieved their need for more light and space.

​CLIENT REQUIREMENTS

• Bristol City Council wanted a reliable local contractor to complete the long-awaited first phase of development at the former Bristol North Baths site in Bishopston, Bristol.


SCOPE OF WORK

Various remedial works including the completion of the Library and all 10 one and two bedroomed apartments adjacent to the Library.

• The building has four floors - the Library, public toilet and plant areas at ground floor level, the upper Library and apartments on the 1st floor and apartments only on the 2nd and 3rd floors. The project included the completion of M&E installations, fitted kitchens, bathrooms and general decorations.

• External works including roof coverings, PV installation and Terrace areas to the Apartments and a private car park with gated access

HOW WE HELPED

• Close liaison with the Contract Administrator Alder King and the Design Team to determine and solve outstanding design issues and make sure that completion works comply with current standards and legislation as well as ensuring that the project achieved a LABC Warranty.

• The organisation and management of specialist contractors to achieve guaranteed installations.

• The flexibility to include and overcome ongoing variation works incorporated into the contract period.

THE RESULTS

• The building had remained unoccupied for the past 7 years and has been brought back to life, with a complete transformation inside and out within challenging timescales.

• The new Library is now open again for public use and has a stunning atrium as its centrepiece.

• The apartments were all sold prior to practical completion so the occupants are delighted to be able to finally move in.

​CLIENT REQUIREMENTS

The University of Bristol are well underway on their refurbishment of Howard House. The building was originally built in the 1970’s and has undertaken several refurbishments over the years, but Bristol University are taking it to the next level with an upgrade within their IT department.

With the building being part of a live and operational University Campus we had to respect the need to avoid noise, dust, vibration and personnel whilst on site. Interruptions had to be to a minimum throughout the whole project.

SCOPE OF WORK

Complete internal refurbishment  of 1st floor in its entirety.  Works include; New partitions to allow for two new PC labs, study rooms. 2 new lobby/soft seating areas.

Works also included; Extensive  new M&E installation throughout and new furniture throughout.

HOW WE HELPED

The project was carried out within a very tight timescale, the building remained operational at all times and with detailed coordination, maintaining access for building users, as well as minimising potential disruption.

Worked closely with the University IT Department to ensure that the ‘usability’ factor was always considered.

Teamwork was key to ensure that the extensive M&E installation was a success.

Continuing on as part of CW Duke’s ongoing framework with Santander, we completed a full refurbishment of their Exmouth branch in Devon.

Santander launched their “Smart Red” programme back in May 2017 and this is one of the latest branches we have completed.

This branch also wanted to revive the ‘staff’ area’s and ensure their welfare was considered

SCOPE OF WORKS

The works included; fit out to existing branch to include: 

-Form new private and semi-private interview rooms, with glazed partitions

-New cashier counters

-New staff adminstrations area's

-Installation of 3 DATM's

-Refurbishment of staff room and toilets (incl a newly fitted kitchen)

-Extensive M&E work which included; Data cabling, CCTV, lighting, and intruder alarm

-Furniture and fittings installed throughout

-Decoration and flooring replaced and renewed

HOW WE HELPED

We took a full project lead on this Fit-Out, weekly management visits to site and fortnightly client progress meetings ensured that we took control.

Due to the bank being ‘live’ and operational for the first couple of weeks and at the end of the projects programme, our onsite and management team had to ensure that works were completed on time and any works that were needed during these periods were kept to a low disruption and out of hours.

The nature of this work, security was high, CW Duke managed this area effectively to ensure the client wasn’t at risk, other areas in our control included the IT install.  

THE RESULTS

In just 54 days CW Duke handed back a fully refurbished branch to the branch manager and Santander team.

The entrance is bright and welcoming and the whole branch has been uplifted with the transformation.

We yet again handed over on time.

​Client Requirements

CW Duke were appointed to renovate and refurbish a dated 1 bedroom flat in the center of Bath.

This flat had very basic facilities and no heating. Curo were looking for a modern, energy efficient flat for their tenants. 

The works had to be turned around within a relatively short period. 

Scope of Works

The works included an extensive strip back of the exisiting structure including removing the floors. 

We installed the following to the flat: 

* New Combination Gas fired boiler to supply both hot water and central heating

* Electrics throughout the property were replaced

* New flooring in the entire flat which included sound deadening quilts

* New modern kitchen and bathroom

* Complete decoration throughout

* New soft flooring finish installed

How we helped

Our onsite team had to take special car and attention when it came to construction, due to the rest of the building being occupied. We worked closely with the Curo team to ensure all residents were kept informed throughout the process and kept site disruption to a minimum at all times. 

Along with the internal renovation, CW Duke also cleared and refreshed the garden for the whole building to use; this was particularly challenging as the property is landlocked on all sides by privately owned buildings. 

The Results

We handed over a bright, modern and refreshed flat, giving the new tenant a fantastic living space. 

With the new heating and hot water system not only had this now modernised the property but it has ensured the new tenant will have efficient fuel bills going forward. 

CW Duke were pleased to had this project over a week early due to our site team organisation.

A leading healthcare provider across the UK and Ireland knew they wanted a full refurbishment of their office based in Newbury, Berkshire. 

Having originally been constructed in 2000 the 'L' shaped office block spread over 3 storeys was in need of bringing back up to date with this extensive refurbishment. 

With 50% of the block in occupancy CW Duke were required to ensure all adjoining offices could continue to function as normal.

Working very closely with the full project team we ensured we were achieving the office the client had visualised at the beginning of the project./p>

Due to the adjoining offices being fully occupied we had to ensure that noise, disruption and construction traffic was under full control, and always to a minimum throughout the project. 

With extensive Mechanical Service required CW Duke ensured that our communication, time frames and results were communicated with both the client and the specialist M&E consultant

The Results

On hand over of this project the results were amazing, delivering the client a bright, clean, open plan office suite.

Refurbishment internally and externally of a single storey teaching block constructed circa 1968.

Creating 4 new Science Labs and 2 teaching classrooms to the Middle School.

Cheltenham College Preparatory School wanted to upgrade this teaching block and ensure it advanced the education of the pupils. 

SCOPE OF WORK

Externally:

Replace the timber framed curtain walling with PPC aluminium walling, including the windows and doors.

Excavating and installing new foul drainage system.

Along with fitting a new singly ply warm roof covering.

Internally:

Extensive M&E services replaced and supplies upgraded.

Full refurbishment of classrooms and laboratories.

HOW WE HELPED

Providing full project management we were able to ensure that the project ran to time during the short summer recess and was handed over on the date our client wanted.

With the M&E services being critical to the laboratories we worked with a specialist in this field to ensure the technology used was the best and most efficient for the College.

We also worked closely with the Audio Visual department to facilitate the enabling works for the schools projectors and smart screens. 

THE RESULTS

A modern, light and functional learning environment.

Large windows allowing lots of natural light in, but with energy efficient glazing to bring down the solar gains within the classroom. 

An efficient and upgraded laboratory.

The building is now benefiting from extremely low thermal values, as a result of the newly installed warm roof system, glazing and heating system
